Convenience Store May Come to Depot

The City will consider bringing a convenience store to the Lemon Grove Depot.

The City Council is scheduled to discuss entering into an agreement with the San Diego Metropolitan Transit System to bring a convenience store to the Lemon Grove Depot.

If approved, the lease agreement would run through Dec. 16, 2018. It is expected to generate a modest income of $2,400 for the city in the first year.

“This rental rate is below the market rate,” city officials said. “However, the city has transferred liability and management costs associated with leasing the facility to MTS and the vendor is paying for all tenant improvements - about $130,000. At the end of the agreement’s term, the city will retain the improvements to the building.”

The MTA will be required to pay the City $200 per month, pay for interior and exterior utilities, provide the minor maintenance to the interior and exterior of the building, pay for the tenant improvements, offer fresh fruits and vegetables as well as other healthy food and beverage options, according to a staff report.

On April 29, 2010, MTS entered into a Master Concessionaire Contract that grants BriceHouse Station, LLC, successor in interest to this contract from The Kobey Corporation, exclusive rights for concessionaire services along the MTS transit system, according to a report.

On December 16, 2011, BriceHouse Station, LLC entered into a seven-year

License Agreement with MMY Enterprises II, LLC to remodel the depot and to open and operate an A Mart Convenience Store at the Premises.

The council will meet tonight at 6 p.m. in the Lemon Grove Community Center, 3146 School Lane.
